Impact Window Installation for Homes in the City of Miami

Many houses in Miami's established neighborhoods, from Shenandoah and Little Havana to Allapattah, Coconut Grove and the Upper East Side, still have jalousie louvers, single-pane aluminum windows or a mix of both. We replace them with impact windows chosen separately for each opening, not one product ordered for the whole house. Our team measures every window, matches it to a Miami-Dade NOA or Florida Product Approval that covers the pressure it must resist, files the permit with the building department that governs your lot, installs, and stays with the job until the city signs off on the final inspection.

Benefits

What Changes When an Older Miami House Gets Impact Glass

  • Jalousies and Thin Aluminum Retired: Jalousie louvers never fully close, and older single-pane aluminum units let air, rain and street dust in around worn sashes. Neither stands up to wind-borne debris. A laminated impact window in a sealed frame closes the opening tightly and stays in place through a storm, so nobody has to drag panels out of the shed when a hurricane watch goes up.

  • Daylight Without Bars or Panels: Burglar bars bolted over windows are a familiar sight on older Miami blocks, and so are storm panels stacked in a carport. Laminated glass holds together when it is struck, which leads some owners to take the bars down once the new windows are in. That also frees a bedroom window to serve as an emergency exit, something fixed bars can block.

  • Quieter Rooms Along Busy Corridors: Houses near Calle Ocho, the expressways or the Metrorail tracks hear much of the city through thin glass. The plastic interlayer in laminated glass dampens sound while it holds the pane together, and a tight frame closes the gaps that let noise through. Bedrooms facing the street are where owners tend to notice the difference first.

Why Choose Us

How We Handle a Window Project Inside Miami City Limits

  • A Pressure Rating for Each Opening: Wind does not load every window on a house equally. Units close to the corners of a wall, on a second story or on an exposed elevation usually need a higher design pressure than a ground-floor window in the middle of a sheltered wall. We work out the requirement for each opening and order windows whose approval meets or exceeds it, so nothing is under-rated.

  • Permits Filed Where Your Property Is: Homes inside City of Miami limits are permitted through the City of Miami Building Department, while addresses in unincorporated Miami-Dade go to the county. We confirm which office applies, assemble the application with the approval documents for every window, answer plan review comments and book the inspections, so the paperwork stays off your desk.

  • Measure, Select, Permit, Install, Inspect: Every job follows that order. We measure after seeing how the old frames were set, recommend units from lines such as ES Windows, ECO Window Systems and MR-Glass, file the permit, then install to the anchoring the approval specifies. National Glass & Construction has been in business since 1986, works out of its Doral headquarters, and is licensed, insured and bonded.

Frequently Asked Questions

My address says Miami, FL. Does the City of Miami issue my window permit?

Not necessarily. A Miami mailing address covers a wide area, and much of it is unincorporated Miami-Dade or part of a separate municipality with its own building department. The property appraiser's record for your folio names the municipality that has jurisdiction. We check it before preparing anything, because the application has to go to the office that actually governs your lot.

Does a house near Biscayne Bay or the Miami River need different windows?

It can. Wind crossing open water meets less resistance than wind crossing blocks of houses and trees, so lots on or near the water may fall into a more exposed category with higher design pressures. That can mean a heavier frame or a different glass makeup for the same size opening. Salt air matters too, so we suggest finishes and hardware suited to it and explain how to rinse them.

Can a bedroom window become fixed glass when the jalousies come out?

Not if that window is the room's emergency exit. A sleeping room needs a way out that opens from inside without tools or special knowledge, and in most Miami bedrooms that way out is the window. We keep those openings operable and large enough to climb through, often with a casement or a horizontal roller. Fixed panes work well in living areas and anywhere nobody needs to get out.

Can you install windows in a duplex or small apartment building while tenants live there?

Yes. Duplexes and small multifamily buildings are common in Little Havana and Allapattah, and most stay occupied during the work. We schedule unit by unit, give the owner dates to pass along to tenants, and plan each day so the openings we remove are closed up again before we leave. The owner approves the scope and products, and inspection access is arranged through the owner or manager.

A few of my windows are already impact-rated. Do they need to be replaced too?

Not if they are in good condition and carry a valid approval. We look for the manufacturer's permanent label on the frame, check the glass, seals and hardware, and tell you which units can stay. The new windows then cover only the openings that are unprotected today. Where old and new sit side by side, we pick a frame color and profile that keeps the facade looking consistent.
